2018 Multi-Family/Apartment Rates Announced

The Board of Trustees have passed the Tax and Tolls Bylaws for 2018.

Most rates are derived from the 2015 Water Rate Review, prepared by GEID’s Consultant, Econics. 

MOST MULTI-FAMILY STRATAS AND APARTMENT BUILDINGS ALREADY HAVE A MASTER METER.  There is no requirement for each unit to be individually metered. 

The  Metered Multi-Family Rates for 2018 are as follows:

  • Metered Rates for Multi-Family complexes, Residential Stratas (six or more units), Townhomes and Bare Land Stratas, continue to be billed according to the number of units / complex.  

  • Base Rate:  ($16.40 / unit / month), $32.80/bimonthly, with all consumption billed at $0.70 / m3 thereafter.  There will no longer be an allotment included in the base rate. 

The  Metered Apartment Rates for 2018 are as follows:

  • Apartment style buildings (i.e. those with shared hallways) continue to be billed according to the number of units / complex.

  • Base Rate:  ($5.80 / unit / month), $11.60/bimonthly with all consumption billed at $0.70 / m3 thereafter. There will no longer be an allotment included in the base rate. 

The Multi-Family and Apartment categories will now be billed bimonthly.  Meters will still be read on the 15th of every month.  Utility Billing Invoices will be mailed out before the end of every 2nd month.

NEW BIMONTHLY DUE DATES:  MARCH 31, MAY 31, JULY 31, SEPTEMBER 30, NOVEMBER, 30 AND JANUARY 31.

Infrastructure Renewal / Property Taxes

In addition to water tolls, multi-family complexes, including strata complexes, are also charged Property Taxes for Infrastructure Renewal purposes. This tax is based on GEID's assessment of the property and on acreage.  The majority of the multi-family residential complexes are assessed as "M" properties and the tax rate is $129.00/acre.  Taxes are billed in October with payment due December 1st.

In addition to water tolls, a few stratified complexes, where GEID owns and maintains the water lines and valves within the complex, are charged an "S1" tax of $165.00/acre. These taxes are billed in October with payment due December 1st.   In most cases, these S1 strata complexes have been built since 2008 and GEID has a statutory right of way registered within the property protecting its works.
